Whereas most people think of quick move-in homes as homes that are already in existence, as in someone is or has already lived there, but that’s not the only definition available for these homes.

In general, there are two other categories to consider. One of those are homes that are being built sometime within 90 days of the purchase. This could mean selecting a home just as it’s being built or selecting a home that’s already being built. Many home builders buy up plots of land and just start building homes based on their traditional homes. So, you could end up with a brand new home that no one else has lived in, without the option of adding anything to the mix.

The second thing to consider are homes that have already been built, yet haven’t had anyone living in them yet. This means that the home is pretty much ready for you to move into without having to worry about going out to buy any appliances whatsoever. If you can get the financing, the home is sitting there ready for occupancy.

The best thing about the second option is that often there are many homes that have been built already, so you have the opportunity to walk around and look at all of the homes as if they were model homes and select the one you want. Of course other people are also walking through these homes, so you’ll have to be quick to get one.

On the other side, of course, if you buy the home before it’s completion, it’s your home, free and clear and no one’s ever been inside. That’s not a bad way to begin living in your new home.

Most people have done a walk through a model home by some home builder or designer. Most of the time these homes are eventually put up for sale. When they are, you can bet that these are pretty good homes to buy. Here are 3 reasons why they’re great quick move-in homes.

1. Any problems the home possibly had have already been taken care of. As the model, builders wanted to make sure these homes were as perfect as they could be. This means all appliances are brand new and have been tested; there are no cracks anywhere in the house; the wiring is perfect, etc. A lot of people have walked through these homes, so you know they’ve been kept up nicely as well.

2. You’ve possibly had added amenities in the house that make it a wonderful investment. Rooms such as theater rooms or dens aren’t always in the regular floor plans, but are additions to those plans. Model homes often have all those additions already in the home so they can showcase what the ultimate home would look like.

3. You can usually get a great deal on these model homes. Often model homes are initially marketed at a great discount, upwards of 25% or more, and you have the opportunity to get a great deal. That is, if no one else is bidding on it, because a bidding war will definitely drive the price up. Still, you or your competitor will probably get a souped up house for way less than you would if you’d asked to have it built on your own.

Home buyers will see the term “quick move-in” homes and possibly not know what it means. This is a primer for what a quick move-in home should have.

To start with, the home will already be built. Many home builders these days are buying property and building homes based on different home plans that they offer. The basic idea behind this is to have a community of like properties that have a similar value, and to add certain things to the community that will help everyone feel as though they truly belong. By building the homes based only on their floor plans, costs are less because clients aren’t deciding they want something different than the norm, and thus everyone knows exactly what the house will contain once they decide to stop by for a look.

The next thing to look at are the appliances. Home builders often contract with suppliers ahead of time and that helps save money because they purchase these items in bulk. It also helps because a home builder can put together full components from one company, such as General Electric components, and get a special deal because of that as well. All of these things help on costs, which brings the cost of the homes down, and gives rooms like the kitchen a seamless, homogeneous feel.

Overall, a quick move-in home is completely finished, although some touches can be added if new home owners want to go it. For instance, a house might have hardwood floors in the living room and a home owner might want to add a rug. Those types of things are small aesthetic touches that individualize a home. However, things such as water heaters, faucets and the like are already in the home and fully integrated so that nothing should need to be changed.
